Home from Home by the Sea Ltd

These Booking Terms & Conditions form the basis of your agreement with Home from Home by the Sea Ltd (“we”, “us”, or “our”), acting as the booking agent for the property ("the Property"). By making a booking, you (“you” or “your”) agree to comply with these terms. Please read them carefully.

1. Making Your Booking

When you book a stay, you confirm it is for personal, holiday use only. Business use is not permitted and no liability is accepted for business-related losses.

Your booking is only confirmed once:

We have received your payment details or initial deposit

You receive written confirmation from us

We reserve the right to refuse bookings before confirmation. Please check your booking confirmation carefully and notify us immediately of any errors or omissions.

2. Payments

The balance of your rental must be paid at least 30 days before your arrival

A security deposit is required 3 days prior to arrival

We place a hold on your credit card for the security deposit and release it after your departure, following an inspection of the property. Any deductions for damages or breaches will be notified to you.

Failure to pay on time may result in your booking being cancelled.

3. If You Cancel or Amend Your Booking

Cancellations must be sent in writing via email

More than 2 weeks before arrival: Full refund (excluding any non-refundable fees)

Less than 2 weeks before arrival: No refund, unless we can rebook the property (less any admin or rebooking costs)

Amendments will be handled on a case-by-case basis.

4. If We Cancel or Amend Your Booking

In the unlikely event we need to change or cancel your booking, we’ll notify you as soon as possible and offer a full refund of any payments made. We’ll do our best to find you a suitable alternative if desired.

5. Arrival & Departure

Check-in: After 3:00 PM on your arrival day

Check-out: By 10:00 AM on your departure day

If you fail to arrive by midnight on your arrival date without prior notice, we may treat the booking as cancelled.

6. Your Responsibilities

By booking, you agree to:

Look after the property and its contents responsibly

Leave the property clean, tidy, and in good condition

Report maintenance issues as soon as possible

Return all keys, key fobs, and parking permits (if issued)

Secure the property (lock all doors/windows) upon departure

Depart on time unless otherwise arranged

You must not:

Cause a nuisance to neighbours or other guests

Bring more guests than declared in your booking

Allow pets unless agreed in advance (and a pet fee paid)

Smoke inside the property

Conduct any illegal activities

Breach our Fair and Acceptable Usage Policy

Leave personal belongings behind

You may be charged additional fees for any damage, missing items, or breaches of the above conditions.

7. Complaints

If you encounter any issues, please contact us immediately so we can resolve them during your stay. Complaints made after your stay must be submitted in writing within 28 days of departure. We cannot resolve complaints that are raised retrospectively.

8. Our Liability

Our liability is limited to the rental amount paid and foreseeable losses resulting from breach of contract. We do not accept liability for business losses or indirect damages.

This does not affect your statutory rights or limit liability for personal injury or death caused by our negligence.

Note: While we act as booking agents, the responsibility for property safety lies with the property owner. Contact details can be provided upon request.

9. Governing Law

These terms are governed by the laws of England and Wales. Any disputes will be handled by the courts of England and Wales.

10. Rental Conditions

The property will be clean and ready at check-in

A welcome pack is provided on arrival

Weekly cleaning and linen changes are available for extended stays (fee applies)

Strictly no smoking policy in all properties

Pets allowed in select properties with prior arrangement and a pet fee

A security deposit is required before your stay and refunded after departure (subject to inspection)
